Retirement homes in Delhi-NCR are not all sold in the same way.
Some are residential projects where you buy a home or receive long-term residential rights. Others work on a rental or security-deposit model, where you do not buy the property.
Most of the purpose-built senior living projects I could verify are in Gurugram, Noida, Greater Noida and Faridabad. I did not find a current purpose-built retirement home for sale within Delhi city or Ghaziabad.
Prices also vary widely. Verified published prices for the residential projects currently range from around ₹3.4 crore to more than ₹11 crore, while deposit-based communities can require a much smaller upfront amount but continue to charge monthly fees.
This guide explains the different models, the communities available in each part of Delhi-NCR, what the published prices include, and what you should check before booking.
First, understand the two models
There are two very different ways to live in a retirement or senior living community in Delhi-NCR.
1. Buy or take long-term residential rights
You pay a large upfront amount for a residential unit.
The exact legal structure can differ between projects. For example, Antara Noida’s apartments were offered on a 90-year direct lease from the Noida Authority, rather than as ordinary freehold apartments.
Other projects are residential developments where the exact ownership and transfer terms need to be checked in the sale agreement.
This model is generally suited to someone who wants a long-term home in a dedicated senior living community and is comfortable with a large upfront payment.
2. Pay a security deposit and monthly charges
You do not buy the apartment.
Instead, you pay a security deposit and recurring monthly charges for living in the community. The deposit may be refundable, but the refund conditions and deductions depend on the contract.
The Golden Estate in Faridabad and Saral Satya Legacy in Greater Noida follow this type of model.
These two models should not be compared using only the upfront price. One involves acquiring residential rights, while the other is a continuing living arrangement.

The figures above are not directly comparable. Some are current developer-published prices, some are older published prices, and some are third-party listing figures. Always ask the project for the current cost sheet before treating a number as a final price.
Retirement homes in Gurugram
Gurugram has the largest concentration of the newer premium senior living projects in Delhi-NCR.
Pioneer Advait, Sector 50
Pioneer Advait is a senior living project in Sector 50, Gurugram.
The project has 164 units on about 2.6 acres.
A current project listing puts the starting price at about ₹3.42 crore. This is not a price published on the RERA page, so it should be treated as an indicative listing figure rather than a confirmed final price.
The project is designed around independent senior living, with senior-friendly features and healthcare-related services.
Estate 360, Sector 36A
Estate 360 is an intergenerational residential development by Max Estates on Dwarka Expressway.
Two of its six residences are dedicated to senior living and are managed by Antara. The senior living apartments range from about 2,159 to 3,273 sq ft, with 2.5-, 3- and 3.5-bedroom configurations. Max Estates currently lists the senior residences at ₹4.5 crore onwards.
Antara manages the senior living spaces and provides primary healthcare services. The facilities listed by Max Estates include access to a consulting doctor, nursing and health caregivers, physiotherapy, clinical consultation, ambulance and emergency services and hospital tie-ups.
Estate 361, Sector 36A
Estate 361 is another Max Estates project on Dwarka Expressway.
It includes 3- and 4-bedroom residences, with dedicated senior living spaces managed by Antara. Max Estates currently lists the project at ₹6.65 crore onwards.
Antara is responsible for managing the dedicated senior living residences and spaces. The project also has a wellness centre managed by Antara.
DLF The Aureva, Sector 63
DLF The Aureva is DLF’s senior living project on Golf Course Extension Road in Sector 63, Gurugram.
It has 172 four-bedroom residences of approximately 4,200 sq ft. The project launched in August 2026.
Current project information puts the launch pricing at roughly ₹11.76 crore to ₹13.44 crore, although the exact amount payable should be confirmed directly with DLF.
The project has a 22-bed medical facility developed with Medanta, along with wellness and emergency-response facilities.
Silverglades The Melia, First Citizen, Sohna
First Citizen at The Melia is a senior community in Sector 35, Sohna.
Unlike the newer under-construction projects, this community is ready to move in.
Silverglades lists 156 senior living units across two towers within its larger 17.4-acre project. The available configurations include 1 BHK and 2 BHK formats.
The developer lists:
- 24×7 nursing
- Visiting doctors
- Physiotherapy
- Emergency ambulance services
- A senior-focused club
- Hobby and recreational spaces
- Dining facilities
The price is currently available on request.
Retirement homes in Noida and Greater Noida
Antara Noida, Sector 150
Antara Noida is one of the established senior living communities in NCR.
It is located in Sector 150 and offers three apartment types ranging from approximately 1,480 to 3,018 sq ft. Its clubhouse is about 50,000 sq ft.
There is an important point about the legal structure.
Antara previously stated that the apartments were available on a 90-year direct lease under the Noida Authority. Historical published pricing for Phase I was ₹1.31 crore to ₹2.93 crore, including pricing at the time of that announcement.
Those figures should not be treated as today’s selling price. Antara’s current website does not publish a current sale price, so prospective residents should request the latest price and availability directly.
Antara Noida also has a recurring cost that needs to be included in the budget.
Its Antara Comprehensive Benefit currently ranges from ₹40,000 to ₹1.13 lakh per month, depending on the apartment size and services selected.
That means the headline apartment price is not the complete cost of living there.
Saral Satya Legacy, Greater Noida
Saral Satya Legacy in Knowledge Park V, Greater Noida, follows a completely different model.
You cannot buy a unit here.
Its FAQ states that it offers a lease/rental model only. Residents pay a refundable security deposit and monthly charges under the residency agreement.
The community offers several apartment types, including:
- Standard 1RK
- 1 BHK Studio
- 1 BHK Deluxe
- 2 BHK Deluxe
- 2 BHK Superior
The published carpet areas range from about 346 sq ft to 1,273 sq ft, depending on the unit type.
Saral Satya Legacy offers trial stays, short-term stays and long-term stays. Its short-term option can range from 15 days to one year, while long-term stays are for more than one year.
The community also provides services such as meals, housekeeping, laundry assistance, medical support and security.
The exact monthly cost and security deposit depend on the apartment and the resident’s requirements, so the community asks prospective residents to enquire directly.
Retirement homes in Faridabad
The Golden Estate
The Golden Estate in Faridabad is not a property for sale.
Its own website clearly states that residential units are available on a security-deposit model and that the arrangement does not involve buying or selling real estate. It offers both independent living and assisted living.
The current long-term stay options published by The Golden Estate include:
Option A
- Security deposit: ₹25–40 lakh
- Monthly charge: ₹99,977 for single occupancy
- Monthly charge: ₹1,24,257 for double occupancy
Under this option, the deposit is subject to deductions depending on when the resident leaves.
Option B
- Security deposit: ₹8 lakh
- Monthly charge: ₹1,26,704 onwards for single occupancy
- Monthly charge: ₹1,50,984 onwards for double occupancy
Under this option, 25% of the security deposit plus applicable GST is deducted at booking, with the remaining amount refunded when the resident vacates, subject to the agreement.
The published package includes services such as:
- Furnished and serviced accommodation
- Food and beverage services
- Housekeeping
- 24×7 security
- 24×7 medical support
- Physiotherapy
- Internet and DTH
- Clubhouse and recreational facilities
- Laundry and electricity according to usage
Personal attendant services are charged separately.
So, unlike a purchased apartment, the upfront deposit at The Golden Estate should not be treated as the price of a property.
What does a retirement home actually cost?
There are three separate costs you need to look at.
1. The upfront amount
For a residential project, this may be the purchase price or the amount required for the relevant long-term residential right.
For a deposit-based community, this is the security deposit.
These amounts are not equivalent.
2. Monthly maintenance and service charges
Even after paying for a home, there can be substantial recurring costs.
Antara Noida also has a recurring monthly service charge called the Comprehensive Benefit. It covers the services and support provided to residents and varies by apartment and package. Antara currently lists it at ₹40,000–₹1.13 lakh per month. This is separate from the cost of the apartment or residential right.
Deposit-based communities also charge monthly fees. At The Golden Estate, the published long-term monthly charges currently range from about ₹99,977 to ₹1.51 lakh, depending on the deposit option and occupancy.
3. Additional care
Independent senior living does not mean unlimited personal care.
Services such as nursing, physiotherapy or emergency support may be included in a package, while personal assistance with bathing, dressing, mobility or other daily activities may cost extra.
Ask specifically what happens if the resident’s care needs increase.
What is usually included?
There is no standard package across Delhi-NCR.
A retirement home may include some combination of:

This is why comparing two retirement homes using only the apartment price can give you the wrong picture.
Luxury retirement homes in Delhi-NCR
The highest-priced purpose-built senior living projects I could verify are concentrated in Gurugram.
DLF The Aureva is currently positioned at around ₹11.76 crore onwards, while Estate 361 is listed at ₹6.65 crore onwards and Estate 360 at ₹4.5 crore onwards.
At this end of the market, the higher price mainly reflects factors such as:
- Larger apartments
- Premium residential locations
- Newer construction
- High-end amenities
- Senior-friendly design
- Healthcare and emergency infrastructure
- Managed services
A higher apartment price does not automatically mean a higher level of personal care.
That distinction is important. Independent senior living and assisted living are different products.
Buying vs deposit-based living: which one are you actually choosing?
Use this simple comparison:

The important point is that a ₹2 crore apartment and a ₹20 lakh security deposit are not two versions of the same product.
They give you different legal and financial rights.
What to check before booking a retirement home
Do not make a decision based only on the brochure price.
Ask these questions first.
About the property
- Am I buying the apartment, taking a lease, or signing a residency agreement?
- What exactly is the legal right I receive?
- What is the lease period, if applicable?
- Can the property or residential right be transferred?
- Can my legal heirs inherit it?
- Can I sell or transfer it later?
- Are there restrictions on renting it out?
About monthly costs
- What is the monthly maintenance charge?
- What services are included?
- Are meals included?
- Is housekeeping included?
- Is electricity included?
- Are club and activity charges included?
- Can the monthly charges increase every year?
- Are there one-time charges apart from the purchase price?
About healthcare
- Is there a doctor on site?
- Is nursing available 24×7?
- What does the emergency response actually cover?
- Is an ambulance available?
- Is physiotherapy included?
- Is personal care included?
- What happens if the resident needs regular help with bathing, dressing or medication?
- Is assisted living available on the same campus?
- Is memory care available?
About leaving
- What happens if the resident wants to move out?
- How long does the exit process take?
- If there is a security deposit, how much is actually refundable?
- What deductions can be made?
- When is the refund paid?
- What happens if the resident dies?
- Who receives the refundable amount?
Before paying anything
Ask to see the:
- Sale agreement or lease agreement
- Service agreement
- Maintenance schedule
- Current cost sheet
- Refund policy
- Exit policy
- RERA registration details
- Approved project details
Do not rely on a salesperson’s verbal explanation when the contract says something different.
Check RERA before booking
For projects in Haryana, check the project on Haryana RERA.

The RERA registration is only one part of your due diligence. You should still review the actual agreement, payment schedule, possession terms, maintenance charges and exit conditions.
What if the senior needs more care later?
Retirement homes are generally designed for independent seniors. If a resident later needs regular help with bathing, dressing, medication or daily activities, assisted living may be a better fit. The bottom line
There are two very different retirement-home markets in Delhi-NCR.
If you want to acquire a residential unit or long-term residential right, the main options are concentrated in Gurugram and Noida. Current published prices range from around ₹3.4 crore for Pioneer Advait to ₹11.76 crore or more for DLF The Aureva, while some projects such as Silverglades The Melia disclose their price only on enquiry.
If you do not want to buy property, The Golden Estate in Faridabad and Saral Satya Legacy in Greater Noida offer alternatives based on deposits, rental agreements and monthly charges.
The most important thing is to understand what you are actually paying for.
Before comparing prices, find out whether you are buying a property, taking a long-term lease, or simply paying for the right to live in a managed community. Then add the monthly maintenance, meals, healthcare and care costs to get the real cost of living there.
And if the senior already needs regular personal care, do not compare these communities with assisted living. They are designed for a different level of support.
