Hyderabad’s organised senior living market is changing fast. Saket Group has offered senior housing here for over a decade, first at Kapra and now at Kompally, well before any national brand entered the city. National operators only arrived recently, with Serene BILVANI One launching in late 2025, roughly ten years after these operators had already scaled up in Bangalore and Chennai.

Retirement homes for sale in Hyderabad currently start around ₹45–50 lakh and run up to roughly ₹1.5 crore for larger units. Three communities have public, verifiable pricing today. At least two more are confirmed and under construction.

Retirement homes in Hyderabad, by micro-market

Hyderabad’s retirement housing splits into two clusters so far. One sits in the western Green Zone around Shankarpally. The other spans the northern Outer Ring Road belt, from Kompally to Kandlakoya.

Shankarpally (West Hyderabad, the “Green Zone”)

Serene BILVANI One is Hyderabad’s first premium senior living project. It’s developed by Columbia Pacific’s Serene Communities with the Prathima Group. It has 265 residences across 2 and 3 BHK homes, RERA-approved (TS RERA No. P02400007448).

Clinical oversight comes from KITES Senior Care, with wellness monitoring through SeniorShield. It launched at ₹60 lakh in October 2025 and now starts from around ₹70 lakh. It’s 7 minutes from the railway station and under an hour from the airport.

Kompally–Kandlakoya belt (North Hyderabad, Outer Ring Road corridor)

Saket Pranamam, at Gowdavalli near Kompally, is the older of Hyderabad’s two established brands. It spans 5.6 acres with 1, 2 and 3 BHK flats. A Wellness Hub covers 24/7 nursing, centralised dining and housekeeping.

Pricing spans roughly ₹45 lakh to ₹1.5 crore. It’s under construction, with possession expected around September 2026. Saket Group’s earlier project, Saket Pranaam in Kapra, has been running for six years, giving this brand more of a track record than any other name in this market.

Amaya, by Vera Vita Living, sits beside the 700-acre Kandlakoya reserve forest. It’s the newest entrant, announced in August 2026 as part of a planned ₹600 crore investment across Indian cities. Homes range from 1 to 3.5 BHK, priced from ₹86 lakh, with a 35,000 sq ft clubhouse.

What the price doesn’t include

None of the three prices above cover everything a resident actually pays. This is standard across Indian senior living, not specific to Hyderabad.

Ask for the full monthly outgoing before comparing prices. A ₹70 lakh unit that bills everything separately can cost more over time than an ₹86 lakh unit that bundles services in.

The luxury end: Amaya and Serene BILVANI One

Both of Hyderabad’s active projects market themselves as premium, but they lean on different strengths. Amaya sells its setting: a clubhouse next to a reserve forest. Serene BILVANI One sells its backing: clinical support from KITES Senior Care and operating experience from Columbia Pacific.

Neither one prices its larger units above roughly ₹1.5–1.7 crore. So “luxury” here means good design and service, not the highest prices you’d see in other cities. Saket Pranamam sits at a lower price point and is built for a broader range of buyers.

More retirement homes are on the way

This is where Hyderabad’s market genuinely differs from Bangalore or Chennai. More entrants are confirmed but not yet priced.

Vedaanta Sanskriti, at Greenrich Highlands, is the most concrete of these. It will span 8.3 acres with 73 villas and 192 apartments, a large clubhouse, and a dedicated medical centre. A groundbreaking ceremony has already taken place, but pricing hasn’t been published yet.

Columbia Pacific’s Serene Communities also confirmed a second Hyderabad project alongside BILVANI One. It remains unnamed and unlaunched as of their most recent investor update. Neither belongs in a pricing table yet, since there’s nothing to price.

Retirement homes for sale in Hyderabad: what to check before buying

Due diligence matters more here than in a mature market with years of resale history behind it.

  1. Confirm the project’s RERA registration number on the Telangana RERA portal before paying any booking amount.
  2. Ask what’s included in the sale price versus billed monthly, especially meals and clinical care.
  3. Ask for references from current residents or early buyers, since none of these projects has years of history yet.
  4. Check what happens if a resident later needs more care than the community offers on-site.
  5. Verify possession timelines against the developer’s own track record elsewhere.
  6. Confirm in writing whether the unit is freehold.

When independent living isn’t enough

A retirement home is built for residents who can manage daily life on their own. None of Hyderabad’s three current options function as a full assisted living facility, even where they mention wellness or nursing support.
